Details of the property shall be explained to a vendee by a licensed real estate agent in Japan.
A vendee must be provided a convincing explanation by a real estate agent and then concludes a sales contract.
Deposit must be paid to a vendor generally on the day of the contract at a rate of 10 to 20% of a purchase price, and the balance will be paid at some mutually convenient time through discussion.
The balance payment is normally settled in the presence of a judicial scrivener to confirm all the necessary documents for a real property registration.
With a real property registration, a vendee is entitled to claim an ownership of the property to the third party when purchasing a property in Japan.
List of necessary documents for a real property registration for a vendee are as follows:

- In case a vendee is individual and resides in Japan with alien registration;
- 1. Certificate detailing the registered matters of alien registration

- In case a vendee is foreign corporate;

- 2. Letter of proxy to a judicial scrivener
- In case a vendee is foreign corporate and its branch in Japan purchases a property;
- 1. Copy of corporate registration of its Japan branch
- 2. Seal of its Japan branch
- 3. Letter of proxy to a judicial scrivener
- Other miscellaneous fees will be charged at the rate of 7 to 10% of a purchase price when purchasing a property in Japan.

- 5. Adjustment fee for fixed property tax
- 6. Judicial scrivener's commission
Fixed property tax and city planning tax will be charged annually in possession of property in Japan.
